Being licensed means that we have completed the necessary education and training to effectively manage properties and navigate the complexities of real estate transactions. As licensed professionals, we are held to a high standard of ethics and are subject to a code of conduct that prioritizes the best interests of our clients. We are also proud members of the National Association of Residential Property Managers (NARPM) elevating the property management industry through professional development, advocacy and community. Membership in the National Association of Residential Property Managers (NARPM) isn't mandatory in Maryland, but it offers significant advantages for property managers. NARPM provides access to valuable educational resources and training programs, keeping us up-to-date on the latest laws and industry best practices.

Tenants make their initial application using our online portal and pay a application fee which is applied towards background and credit checks.

We'll analyze the current market rates and trends to determine the best strategies to maximize your investment. We’ll review our findings with you and discuss how to optimize the rental rate for your investment.

All tenant payments are online payments with echeck or credit card.

Yes, we only make direct deposits to your preferred bank account for all payments.

Yes, we screen all the prospective tenants. The screening process covers a variety of tests. These include criminal history, credit checks, income verification, eviction history and current landlord verification. The tests have been chosen to lower the risk of admitting problematic tenants.

Please check with your insurer to make sure that you keep the coverage. Before starting to manage, we need to see proof of your insurance. Your insurance won't cover the tenants' personal belongings. That's why all our renters are encouraged to obtain adequate renters insurance.

First, your tenant needs to successfully get through the screening process. Once we have selected the tenant to move forward with from the top qualified candidates, then they are obligated to pay the full security deposit. Also, they will get an appointment to sign the lease agreement. They need to read through the legal document and agree with all the terms.

When your tenant moves out, we’ll inspect the property's condition thoroughly. They will get the approval along with the returned security deposit. That holds true if there are no damages found. A representative of Blue Door Residential Property Management will conduct a post-move out inspection which includes pictures of the unit.

We have several comprehensive inspections included in our service:

• When onboarding a new property, we document the condition of the house inside and out and document all appliances, smoke & co detectors including their manufacturer, make, model and location as well as condition.
• At every turnover, we'll conduct a move-in and move-out inspection with documentation on condition, including noting any repair work that may be needed to ensure a work order is opened for this.
• During the tenancy, inspections will occur every 6 months to ensure filters are changed, smoke & co detectors are working as well as documenting the property condition at that time.
• We will also do ad hoc inspections per your request at an additional fee when needed.

Some utilities, such as Gas and Electric and Internet are the tenant’s responsibility to setup in their name prior to move in. Other utilities, such as Public Water, remain in the owner’s name and the billing may need to be changed to Blue Door Residential Property Management so that we can pay these bills and ensure tenant reimbursement. If billing is available to pay online, changing the billing address may not be necessary. Your monthly cash flow statement will include all utilities paid and collected.

Our lease agreements contain strict rules about rent payment delays and failures. Tenants have to quickly pay the late fees after receiving the notice. Continuing payment default results in eviction.

We will coordinate for the repair of any damage to the property. Before the repairs begin, we'll inform you about the details and get started as soon as possible. All maintenance and unexpected repairs are done using high-quality vendors at their best price.

You are able to access a multitude of reports when you use our owner portal. These reports include regular statements for income and expenses.

To protect your investment, our lease prohibits smoking and that isn't negotiable. We highly recommend not allowing pets in all of your rental properties, although some considerations need to be made for service animals. If we find evidence of smoking or pets, then the tenants have to pay for any relevant damages. Some property owners welcome tenants with pets and we will work with you to ensure that option is available for your tenants.
