How do I apply for a rental property?
Is there an application fee?
Yes, there is a non-refundable application fee of $45 per applicant. This covers the cost of background and credit checks.
What are the income requirements?
We typically require a monthly gross income of at least 2.5x the rent amount. Income will be verified with recent pay stubs, bank statements, or tax documents.
Can I speak to the property owner to share information about my situation?
The rental decision is made via the property management company using our 12 point system. We are required to meet all fair housing requirements and to do this, we use the same system for every applicant. We are happy to receive any information you would like to share with us since we will be processing the application.
I have bad credit, do you take other things into consideration?
Yes, we have a 12 point system that looks at employment history, past landlord verifications, criminal background check, credit report and eviction history, just to name a few. The credit score is only a part of the overall decision making process.
What if I haven’t started my job yet but I have an employment offer?
As long as the rest of your application is strong, we can accept an offer of employment. We would still need to see two months of your bank statements and any paystubs from any jobs worked in the last two months. We would need to verify with the employer that the offer is valid and you would need to be able to produce the first month’s rent and security deposit at the time of lease signing.
Do you run a credit and background check?
Yes, we run both. We look at credit history, rental history, employment, and any criminal background. A poor credit score won’t necessarily disqualify you if the rest of your application is strong.
What documents do I need to provide?
You’ll need:
- A valid photo ID
- Proof of income (2 months of recent pay stubs, W-2, bank statements, and/or offer letter)
- If you have housing voucher or social security benefits, please upload a copy of your benefits or RFTA
- Contact info for current/previous landlords
What’s the security deposit?
The security deposit is equal to one month’s rent.
Is renters insurance required?
Yes, we require all tenants to have renters insurance with at least $100,000 in liability coverage. Proof is required before move-in with Blue Door Residential Property Management listed as additional interested party.
Do you allow pets?
Pet policies vary by property. Some properties are pet-friendly with breed and size restrictions, and pet rent may apply. Please ask about a specific property’s pet policy.
How long does it take to get approved?
We aim to process applications within 2–3 business days from when the application and all supporting documentation is received. Delays can happen if we’re waiting on documents or landlord verifications.
Can I hold a property before I’m approved?
We cannot hold a property without a completed application, signed lease and payment of first month’s rent and security deposit. Properties are rented on a first-approved, first-served basis.
When can I move in?
Move-in dates vary by availability, but we’ll work with you to coordinate a timeline that fits both parties once you're approved. Our rentals are move-in ready so once the lease is signed and the first month’s rent and security deposit are paid, move-in could be scheduled right away based on the date entered on the lease.
Can you use my application from Zillow, Rentspree or elsewhere so I don’t have to pay again?
If you have applied to another rental that Blue Door Residential Property Management has listed, we can transfer your application without additional payment as long as the credit report is less than 3 months old.
Unfortunately, we can not use an application from Zillow, Rentspree or any other company due to fraud prevention. We can not see their documents and we can’t accept credit and background checks from outside sources. They need to come directly from the reporting bureau.
